Get the commision rate reduced from the agents. It depends on what you want from them: I wanted a full-on marketing effort with good brochure, premium Rightmove and Zoopla entries, open day, advertising in London etc. I would not budge above 1.5% and that's what I got. No problem so far, they have been true to their word, but I'm not releasing the pressure until I get an offer. The other agent we're hoping to buy from has been rather less proactive and is telling us all sorts of things about the seller and another prospective buyer that makes us wonder what they're telling the others about us. Unprofessional, but there's nothing we can do about it except modify our information to suit what we want him to tell them!

I push and sometimes get a result. The last move was great as it was zero, quite complicated As for your seller's agent - unforch you cannot chose the agent

Ideal Home ExhibitionIt must be almost 20 years since I last went, but Ruth and I are going tomorrow to be inspired and enjoy the idea of living together. Things are moving fast and we may have sold her house and have an agreement on an offer we've made by the end of tomorrow.

All the best on that new chapter in your life Martin. And let me know when you have moved and wired up your kit.

We got good news today, that our mortgage offer has come through. Subject to survey, of course. So what can go wrong at this point? Overvalued house seems the obvious one, but what else apart from flood / earthquake / subsidence issues, for instance?

we found the worst people to deal with by a long shot were the estate agents (and they're the ones that get the most money out of it). We needed to make a job move from Wiltshire to Northumberland and we had a ridiculously difficult time getting the estate agents to send us information on houses available - in the end we had to come up a few times and scout around ourselves.
Despite bad reports that we heard, we used Pickfords to do a 3-stage removal (Wiltshire to store, hold in store several months, then store to Northumberland) and they were excellent.
I did, however, carry most of the hifi in my car.
All our recent house moves have been in 3 stages - that way seems to take away the big burden of getting completion dates and removals etc coordinated.

I did, however, carry most of the hifi in my car. I will do this as my house is likely to sell later. Not the speakers, of course!

One thing of note, you might want to check your home insurance covers you carrying the hifi yourself, I know that some insurances doing cover for whatever reason and there are additional charges.

When you're buying a house, try to make sure that the previous sale some 10 years ago wasn't done by an incompetent solicitor who didn't register a small boundary change with the Land Registry at the time, leaving the current seller's solicitor to find out and have to deal with the mess.
Only, you can't find these things out until you're knee deep in it. And you shouldn't have to. Because you pay damned legal people to get the job done properly!
Aaaaargh!

Meanwhile, my house went onto Rightmove yesterday after the warranty repairs have been confirmed for next week. I already have two viewings booked for the Saturday after! The thing is, I'm in danger of selling before the place we're trying to buy is ready, meaning putting all my stuff into storage Does anyone have any experience of storage companies? It does look like things are kick starting again with the buying chain. Hope everyone remains patient and doesn't drop out at the last minute.

I've used Safestore. No complaints about them except the price. You do get a deal on multi week bookings but you can expect to shell out £300 a month by the time insurance is included. That's if prices are still the same. It as a few years ago.
The upside was that the goods were safe and dry, with 24 hour security and easy access on my part if I needed anything.

They are all pretty much the same, the big ones anyway. I did a mass of research and visits before moving and settled for Big Yellow. Very good security, access and clean well ventilated and maintained storage lockers. One thing you can and must do is haggle over the price and get lots of quotes. I am paying 45% of the brochure price at the moment. You won't get that as my contract is long term and paying in advance, but for sure don't pay what they first quote you www.bigyellow.co.uk/

I can look up the guys we used if you need another. They were ok They did the removals, stored and delivered it back. We compared prices and said we were going for various quotes, as we did but didn't haggle like Tim. I like 45% off list price !

Please let me have their name, Mike. I have no experience with storage companies so recommendations are good!
